Should You Buy A House That Was A Pending Sale Then Got Back Into The Market?

Your house is a special place. A place where you live and raise a family, but how much do you really know about your house? Knowing that your home is safe and sound is one of the most important things when you are trying to sell a house or just enjoy it’s shelter. Home inspections give you the assurance that your home is a safe and sound place. There are many types of home inspections to consider when making a move; lets take a look at a few.

Each home purchase transaction has its own set of circumstances as each home is unique in its own way. However, these steps will put you at a comfort level and guide you to a smooth transaction.

Because most of the wiring is behind the wall, it can be difficult to tell whether or not all the wiring in a home is in good condition. This is one reason that wiring issues are a common problem in a new home.

The packing tape was wrapped around tightly where a drain line joined the main waste line. Along with fine piece of work were six other active leaks from drain and supply lines. The sad part is that the plumber was in that home approximately two days prior and reportedly repaired all the leaks. This obviously spoke very poorly on the not only the plumber and the company he represented. It ended up being the owner of the plumbing company that did the work. This poor performance also gave plumbers a bad name. The home buyer and I could stand in the basement and hear the drips coming from various areas. The puddles of water on the floor were also huge indications of an issue that no one should have missed.

Well, if you know much about home building, then it would not be hard for you to identify structural problems. However, if you were just any average person, who has no engineering or architectural background, it would be impossible for you to identify the potential threats that a particular structure or electronic could bring. If this is the case, home inspection could really come in handy.

Don’t “low-ball” your first offer. Vendors lean to give less of a counter offer (closer to list price), if they feel offended. Grasp the current market worth of the domicile, and comparable homes sold in the area.

The Closing: Once your loan is fully approved they will be delivered to a Title Company or an Attorney for signing. Once all your questions have been answered and the documents are signed, you will also be required to bring in your down payment in a form of a cashier’s check. This down payment amount will not be a surprise and you should know well ahead of time what this amount is. Once all parties to the transaction have signed and any monies received, the Title Company or Attorney will deliver the documents to the County Recorder’s Office. Once recorded the home is officially and legally yours. The keys to your new home will be delivered to you and you can now move in.

Just another reason to always have the home you are looking to buy undergo a Habitation Investigation. Home inspections are a great way to ensure your home ownership starts off well. Home inspections help remove the surprises some people face when they first move into a new home.
